With under 10 distressed properties on the entire island and 122 Sales in 2011, Island Estates is positioning itself for a come back. While there are still deals out there to be had, foreclosures have pushed prices down and sales have
gone up the last two years in a row. In fact, in the last 12 years, only 2004 and 2005 saw a higher volume of sales.
From a Buyers perspective, the dust has not settled yet and you can still capitalize on the market. However, you are running out of time. It is imperative that you know which buildings have seen their peak and which ones have not. Also, you need to know what building or street you are willing to accept. If you do not, someone else will come along and get your deal. This is where having an agent who is active in the market and the MLS every single day becomes imperative.
From a Sellers perspective, the end is in sight and congrats for making it this far. Unfortunately, you still have some time and some inventory to get through before you see prices moving in the other direction. Although I will say that the future looks promising.
