transitioin. Although nearby markets have been hammered by
distressed properties during the last few years...not so much in Belleair Beach and Belleair Shores. With only 12 distressed properties sold in 2011...there are only 3 such properties currently available. Much
of this can be attributed to the fact that Belleair Beach and Belleair Shore were not as heavily invested by Real Estate speculators. This resulted in fewer bank-owned and foreclosures that typically have created a bottom in other markets. Also, since Belleair Beach and Belleair Shore have more full-time residents, the settling of the Real Estate market has been a slow one.
As a result, only one beachfront home and 8 condos have sold in 2011...making it the slowest year in a decade.
From a Sellers perspective, the potential for things to get better hasn't been this good for at least 6 years. That's the good news...the bad news is that recovery will be a slow go. And...it will be building as well as street specific. Don't expect to push prices way up by holding out. Yes, you made it through the worst and survived...but a majority of Buyers are still motivated by "The Deal". When you get a fair market offer for your property...celebrate your good fortune. There are plenty of people in the country or the state for that matter who do not live in such a desirable area as Sand Key...and are years away from getting fair market value for their property.
From a Buyers perspective, the market will keep prices down in 2012...and for those who find the privacy and the natural beauty of Belleair Beach and Belleair Shore alluring...it will remain a good time to be a Buyer.
From a Seller's perspective, there is a potential for things to get better...but the inventory has to lighten a bit more. When you get a fair market price offer for your property...celebrate your good fortune. There are plenty of people in the country who are not as fortunate and remain years away from getting fair market value for their property.
